The Challenge
As part of an asset development project to re-invigorate an underutilised large owned campus the Client formed a joint venture with an institutional investor to create a new Science Park.
The existing site operations team had limited commercial awareness and Client required support and guidance to establish a Property and Facility organisation for the new venture.
The Solution
The development of a commercially focused Property and Facilities management structure that had the capability of supporting the phased development of the Science Park and provide commercially sustainable services going forward.
The Outputs
The review delivered the following key outputs:
-
A demand based scope and level of service required to commercially support the new Science Park.
-
An appraisal of the existing operation.
-
Research and development of organisational options.
-
The development of a commercial framework between the Client and the JV partner
-
The development of a sourcing strategy between the internal and third party suppliers.
-
Financial modeling of the organisational solutions.
The Value and benefit to the Client
The review enabled the Client to release capital for re-investment in the core business and reduce their internal Facility Management involvement.
